truetracts-new

The whole appraisal, start to finish

1

Inspect

The Inspection App captures property data during the inspection you'd do anyway, with a built-in sketcher and photo analysis to cut down on typing.

2

Solve the valuation

Market definition, market analysis, Comp Finder with Spark comps, adjustment support and reconciliation, with cost and income approaches included.

3

Wrap Up

What's left of the dataset appears as tiles. Answer questions on one side and see a live preview of that report section on the other.

4

Export

A UAD 3.6 compliance check, then a ZIP with the XML, PDF and photos, ready to deliver.

Our problem, not yours

We absorbed the spec so you don't have to. The change is our job.

Same judgment, new form

Your expertise transfers to the new form. Only the form itself changed.

Clean on delivery

3.6-ready support is built in. A new form doesn't mean new revisions.

Own your day

Master the work and own your day. Keep your volume through the transition.

Integrations

TrueTracts works with TOTAL (find us in the TOTAL Store), ACI and ClickFORMS. For UAD 3.6, complete your report in TrueTracts or send it to TOTAL.

Everything you need to support the valuation

Market analysis, price trends, and time and feature adjustments, in one place. We handle the math; you stay in control of the judgment.

New

New

Inspection App

Built around the appraisal process, not the dataset. The structured data is captured during the inspection you would do anyway.

Built-in sketcher. Sketch in the field, inside the app.

Photo analysis. Computer vision reads your photos to cut down on data entry, and you confirm every detail.

Straight into the report. Field data flows into TrueTracts with no re-entry.

Market Analysis

Subject-specific market insight from a data-driven analysis of competing properties in the submarket and the broader market area.

Clear charts. Sale price trends, supply, days on market, sale-to-list ratios and more.

1004MC, completed. The form fills in automatically from your decisions.

Integrations. TrueTracts will integrate with TOTAL for the new report requirements, alongside our own built-in experience.

Dynamic Heat Map

Find enough competing properties by expanding into nearby competing submarkets.

Location, isolated. After adjusting for feature differences, it highlights locational value differences to guide comp selection.

Fewer ROVs. The location analysis is in the report up front, ready to defend.

TrueTracts Pro

Feature Adjustment Support

Analyze and reconcile market-supported feature adjustments using four distinct methods.

GAM at scale. Thousands of calculations adjust for feature differences, revealing true market trends rather than raw sale price shifts.

Side by side. Multiple data-driven methods with clear guidance, and you stay in control of the conclusion.

TrueTracts Pro

Data Import and Cost Approach (Data)

Powered by Spark: a customized cost approach and a grid filled with MLS and public record data.

Complete cost approach. Including land valuation, finished quickly within the report.

No manual entry. Data import, grid population and verification are automated.

PDF Export and Worklife (PDF Export)

Export everything that supports your report in one PDF.

Included: market conditions charts, dynamic commentary, the heat map, the 1004MC and an explanation of the tool and process.

Customer Support

Three ways to get help along the way.

Office hours. Book time with a TrueTracts expert. Sessions are open to several users, so you also hear your peers' questions.

Thank you! I am so grateful to you all for developing this awesome software. After attending the training webinar, I have found it easy to use and gives me the ability to develop market analyses in a fraction of the time that it did before I started using it. I've used it on every appraisal over the past several weeks and it's become an integral part of my reports.
